Planning

It is at this stage you dream up the house you want, when your ideas are at their most fluid. It’s not uncommon for plans of a new home to emerge on a piece of scrap paper. This is the foundation and the very beginning of the construction process.

Everything must be done with care to ensure a successful build later. Parts of this step include finding a block for your dream home, initial concept pre -design whether inhouse or choosing an architect or building designer of your own.

 Design

When it comes to designing your one of a kind new home, BuildRaw work alongside several highly experienced design teams ensuring your personal style has been met.

So you have chosen your perfect block of land and now it’s time to design your new home. There are many factors that can influence the design. These may include:

  • The shape of the block

  • Orientation

  • Views

  • Bushfire risk

  • Solar access

  • Contour of the block just to list a few

Not to forget the most important factor…Your lifestyle and how you and your family use your home.

It's an exciting part of the journey where you develop a floor plan that shows room locations and layout. Deciding the materials and finishes and choosing inclusions such as appliances and designing landscaping. Making these selections/inclusions will formulate your specifications document which will form part of the construction contract.

Your home will be taking shape on paper and it is the first time you will see what the project will look like when built.

Pre-Construction

Working drawings/architectural plans are ready. Now we can proceed to the pre-construction phrase. This will involve engaging a structural engineer and obtaining foundations data such as soil test. This will enable the structural engineer to prepare footings/slab design for the site and the necessary structural design elements. After all the drawings and specifications are complete we can prepare a quote to carry out the work as shown in the working drawings and detailed in the specifications document.

Now you have all the relevant documents to obtain building approval from your local council. Engaging a private certifier is the best way to go when applying for all the necessary approvals. The certifier will access your home plans ensuring they comply with the building code and council regulations.

Construction

After signing the construction contract and obtaining the home loan/funds it’s time to put your hard hat on and get ready for your new dream home to come to life.
